Here’s what went live in COHO in September 2026. Every feature on this list comes included in your subscription – no add-ons, no upgrades. COHO is continuously growing, and this is what that looks like in practice.
Combine maintenance jobs into one job sheet
When managing several maintenance issues at the same property, managers can now combine multiple jobs into a single job sheet.
Each job remains clearly separated, while the property’s details only need to appear once. This gives contractors everything they need for a visit in one place, making it easier to tackle several tasks during the same appointment without losing track of individual jobs.
Take credit control actions without switching systems
Teams with an approved connection to their HouseShare data can now view arrears, decide on the appropriate next step and carry out credit-control actions directly.
Keeping these actions within the connected workflow reduces the need to move between systems and helps teams manage arrears more consistently.
Keep WhatsApp conversations alongside the relevant work
For organisations using WhatsApp, conversations can now be accessed directly from the relevant area of COHO.
A new WhatsApp tab is available alongside history for viewings, leads, one-person onboarding, private maintenance requests and property owners, allowing managers to see an existing conversation or start a new one without leaving the context they are working in.
COHO also provides clearer messages when a mobile number is missing, a recipient has opted out or a message cannot be delivered, making it easier to resolve issues before sending.
Give lettings teams the access they need for onboarding
The new Onboarding role allows lettings staff to complete key tenant onboarding tasks without giving them access to financial permissions.
Team members with this role can handle tasks such as setting up rent schedules and deposit paperwork, while sensitive financial functions remain restricted to colleagues with the appropriate permissions.
This gives teams more flexibility when dividing responsibilities across a tenancy setup process.
See compliance across your whole portfolio
Organisation-wide reports are now available for boiler servicing, inspections, right-to-rent checks and custom certificates.
Instead of checking individual properties, teams can use these reports to identify upcoming and overdue compliance work across their portfolio, making it easier to keep track of what needs attention.
There’s also a new organisation check-in inventory report, which highlights active tenancies without a completed inventory. This provides another way to spot missing documentation and make sure move-ins have been properly recorded.
Make move-in payment instructions clearer
Managers can now separate move-in payments into deposit and rent, with different payment timings and instructions for each.
For example, a deposit can be requested before the tenancy agreement is signed, while rent can be requested after signing. This gives tenants clearer instructions about what they need to pay and when, while giving managers more control over the move-in process.
Reduce manual work around rent payments
Approved connected systems can now create rent due records, record payments against rent charges and match existing payments to the correct charge.
This helps automate more of the rent payment process while keeping payment information aligned between connected systems.
Make guarantor checks simpler
An existing Advanced Rent reference can now have a guarantor attached without creating a separate check, keeping the tenant and guarantor information together and making the process simpler.
Organisations connected to Zero Deposit can also offer eligible tenants a professional guarantor option, providing an alternative where finding a personal guarantor could otherwise hold up an application.
Give viewing applicants a clearer route to request a viewing
The viewing request form has been updated so applicants only see the questions relevant to the property.
If no additional information is needed, they can submit their request straight away. Where extra questions are required, the form guides them through them step by step.
This makes the process simpler for applicants while giving property teams more consistent information to assess viewing requests.
Retrieve the details behind credit-control emails
The notices report now includes the email subject, copied recipients and readable message content for credit-control emails.
This makes it easier for credit-control and customer support teams to look back at exactly what was sent when responding to resident queries, without having to search elsewhere for the original message.
A few more improvements
Alongside the larger updates, September also included a number of smaller improvements:
- Building sections on the Properties dashboard can now be expanded and collapsed, making larger portfolios easier to navigate.
- Child company details now show the properties owned by that company directly.
- Message template categories can be edited without deleting and recreating templates.
- Inventory report types now include a visual confirmation option, helping teams understand the purpose of each report.
- Settlement party reports are available in JSON, PDF and CSV through approved data connections.
- Signed TDS documents now include the tenant’s signature, name and signing date, providing a clear record of the completed paperwork.
