Here’s what went live in COHO in August 2026. Every feature on this list comes included in your subscription – no add-ons, no upgrades. COHO is continuously growing, and this is what that looks like in practice.

Check that your rent-matching rules are working

It’s now easier to spot problems with your rent-matching rules before they become a headache.

The new rent-matching health check reviews your rules against recent payments and shows which are working, partly working, not matching, inactive or need attention. It also suggests what to do next, helping you identify weaker rules before they lead to manual reconciliation work.

Get better maintenance evidence first time

Maintenance categories can now be set to require a video, separately from the existing image requirement.

This works for maintenance reports submitted by residents, owners and people without a COHO account. So, when an issue needs more than a photo to understand what’s happening, you can make sure the right evidence is provided from the very begining

That removes the back-and-forth asking for additional information and clearer pictures before deciding what needs to happen next.

See exactly where referencing has got to

Referencing now gives you a clearer view of each applicant’s progress, including which checks are still outstanding. With the information refreshing as the referencing provider sends new results.

Instead of checking multiple places or chasing everything manually, you can quickly see what has been completed and what still needs attention.

Save workflow steps and reuse them

If you’ve created a useful set of workflow steps, you can now save them as a named template and reuse them whenever you need.

This is particularly useful for processes that follow the same pattern each time. Rather than rebuilding a workflow from scratch, you can create it once and use the template again.

Choose when Direct Debits are collected

Tenancies can now have a preferred Direct Debit charge day, giving you more flexibility over when payments are collected.

For example, you can set collections to happen shortly after payday rather than automatically using the rent due date. Your rent periods and accounting remain unchanged, while the charge date can be edited individually or applied in bulk before collections are made.

Xero syncing is now available automatically

Scheduled Xero syncing is now available to all organisations with Xero connected, rather than being limited to the original pilot.

Once enabled, syncing runs automatically. Scheduled runs are still being held while there are outstanding sync errors, helping prevent problems from being carried into future updates.

Owners can now report maintenance directly

Property owners can now raise maintenance issues directly through the owner portal.

They can select the relevant property and room, add photos and provide a severity, with the issue then entering the manager’s normal maintenance workflow.

A manager-to-owner conversation is also attached, keeping the communication alongside the maintenance issue rather than leaving it to be handled separately over email.

Make maintenance management more efficient

There are several other updates designed to make maintenance easier to manage.

Maintenance category cards now display an Auto-response label when one has been configured, making it easier to review your setup without opening every category.

Suppliers can also sort their maintenance list by due date, helping to prioritise jobs that need attention first.

Maintenance exports now include additional information such as tags, ownership type and owner name, giving you more useful data when working with maintenance records outside COHO.

Keep compliance records up to date

Mould monitoring can now be recorded as a dedicated health and safety record, alongside your other compliance checks.

Damp and mould inspections can be logged and tracked with their own alert period, helping keep this information within the property’s existing health and safety records.

There are also new options for tracking dry riser servicing and automatic opening vents as fire safety services, with reminders, validity periods and automatic maintenance issue creation.
