Suggested Matches for Your Empty Rooms
Your next tenant might already be in your leads. Open the Leads section on any available listing and you’ll see suggested matches: leads from your pipeline scored against that room, with the reason next to each one, like “well within budget” or “strong move-in overlap”. Matching runs on budget, move-in dates and search location, so the more detail you capture on a lead, the sharper your matches get.
Handle Viewings in Bulk
The viewings list now works in batches. Select a group of viewings and you can propose the same date to all of them (with duration and meeting point), send one message to every applicant selected, or archive old past viewings to keep your list focused on live work. Templates and merge fields work in bulk sends, and each lead only gets one copy even if they appear in several viewings. Open house coming up? That’s a dozen date proposals in one action.
Every Lead Gets Its Own Page
Search a name, email, phone number or tag and go straight to that lead’s own page, with their details, the property and room they’re after, full history and status changes in one place. No more going the long way round through a property or viewing to find where a lead lives.
Book Second Viewings Without Duplicating Leads
Someone wants to rearrange, or fancies seeing a different room? Book the next viewing straight from their lead, even if you’ve already sent an invite. The lead page shows their whole viewing history too, so you can see who’s viewed what at a glance.
Filter Leads by Move-In Date
Got a room free from September? Filter your leads list by move-in period, whether that’s as soon as possible, a specific month, or a date range, and your totals and exports match what you’ve selected. Follow up with the people whose timing actually fits.
Manage Your Own Message Templates
Typing the same reply for the third time this week? Turn it into a template. The message centre now has a settings page where you can create, edit and remove templates yourself, no support request needed. Your whole team gets the same wording and your replies get faster.
Remove a Guarantor From a Pending Agreement
If a guarantor is no longer needed after signing has started, you don’t have to scrap the agreement and start again. Remove the guarantor requirement and any completed tenant signatures stay intact, so the tenancy keeps moving. The change is recorded in the tenancy history.
Switch Between Tenancies on a Room
A new Switch link in the room header shows the other tenancies on the same room: the active one, recent past tenancies and upcoming ones. Click a card and you’re there, instead of stepping through tenants one by one. Especially handy if you manage student lets with current and future tenants attached to the same room.
Find Anything With Ctrl+K
Press Ctrl+K (Cmd+K on Mac) from any page in COHO and search opens in a modal, along with your global quick actions. No side nav needed, no scrolling to the top, just type and go.
A Faster Way to Add Properties
Adding a property is now a shorter, sectioned flow covering address, rental type and your relationship to the property. Basic rooms are created automatically for house shares and single lets, and you can record owned, managed or master-lease ownership in the same flow, or skip it and come back later.
Better on Mobile
Tables across maintenance, rent, deposits, viewings, leads, compliance and finance now work properly on your phone, with horizontal scrolling that keeps the key column visible and row details that fit the screen. If you spend half your day at properties rather than at a desk, COHO just got easier to use from your pocket.
Settlement Details at a Glance
Settled rent items now show the settlement number and date right in the compact financial preview, so you can confirm how an item was settled without clicking through.
Updated Section 13 Form
Rent review downloads now use the latest government Section 13 Form 4A, with your details merged in as before. You stay on current paperwork without thinking about it.
