The move-in monies step now guides you through what you can legally request under the Renters’ Rights Act, and when you can ask for it. The RRA says you can’t request rent before a contract is signed, or more than one month’s rent upfront before the tenancy starts. COHO now has controls for both.

 

Updated RRA tenancy agreement templates (V3)

Our solicitor-reviewed Renters’ Rights Act 2025 Tenancy Agreement templates have been updated to Version 3. The changes include updated tenure terminology, new compliance clauses, clarified notice period rules, and several additional legal protections for landlords and tenants. Log in to your COHO account and generate a new agreement to use the updated version. Any agreements already signed remain valid.

 

Rent review reminders are now automatic

Rent reviews slip, not because anyone means to miss them, just because something more urgent always comes up. COHO now schedules them for you. Complete a rent review and the next one gets added automatically, with an Action reminder four weeks before it’s due. By default it’s set to once a year, but you can change the frequency, the notice period, or switch it off entirely at a property level. Find the settings in the Services section of the property.

 

Float tracking for client money

You can now record top-ups and drawdowns against a float balance for property owner expenses like maintenance. Those movements carry through into settlement and reporting automatically, giving you a cleaner audit trail and less reconciliation work. Watch the full walkthrough on our YouTube channel.

 

Fire alarm check – assign to tenants

Fire alarm testing can now be assigned directly to tenants, with you keeping full oversight throughout. Set the check frequency, add guidance for housemates, and schedule reminders in advance. If a check isn’t completed on time, you’ll be alerted so you can step in. Stays compliant, without requiring you to manage it day to day.
