COHO Atrium is the part of COHO that lets landlords and letting agents connect their own AI and build tools on top of their property management software. It launched on 3rd November 2026 at the University of Warwick, in front of more than 100 landlords and agents, with over 50 more building along online. Eight new apps went live on the day.

With Atrium, COHO became the world’s first third-generation property management software.

What is third-generation property management software?

Third-generation property management software is open software that your AI can work inside, and that you can build on. The first generation replaced paper and spreadsheets with records and alerts. The second brought workflows and automation into one place, but kept your data locked in. The third opens it up, so the software adapts to your business instead of the other way round.

What does COHO Atrium include?

COHO Atrium has four parts, all live from 3rd November 2026: the AI Connector, which links AI tools like Claude or ChatGPT to your live COHO data; the Atrium Development Kit, for building your own apps with no developer needed; Atrium Hosting, which runs your apps inside COHO for your whole team; and the Atrium App Store, where you can switch on ready-made apps or share and sell your own.

Traditionally, when a property business needs a tool that its software doesn’t provide, the options are limited: pay for another subscription, rely on spreadsheets or wait for a new feature to be developed.

Atrium gives our customers more control. They can:

  • Connect AI tools: Link platforms such as Claude and ChatGPT to live COHO data.
  • Access ready-made apps: Switch on useful tools from the Atrium Store.
  • Build private apps: Create their own workflows and applications without needing developer or technical skills.

For example, an HMO operator could create a room-preparation workflow, a landlord could generate a financial report, or a letting agent could build a tool to track property registration requirements.

The result is software that can adapt as your business grows and changes.

Can I connect ChatGPT or Claude to my property management software?

Yes. The AI Connector lets AI tools like Claude and ChatGPT read and work with your live COHO data, so there’s no exporting or copying spreadsheets. Your AI only sees what you can see, because it follows the roles and permissions you already set in COHO.

One of the most exciting possibilities is the ability to connect AI tools directly to live data in COHO. This means our customers can use tools such as Claude and ChatGPT to work with their property management information, rather than having to manually gather and upload it.

Tom Holliday of TWH Homes in North Yorkshire has already used Claude and Atrium to turn three months of activity in COHO into a detailed landlord report, covering maintenance, compliance, rent collection and tenant communications.

As Tom explains:

“It saved me having to go through everything manually. In minutes, I had a clear report showing the landlord everything we’d been doing behind the scenes to manage their property.”

It’s a practical example of how connecting AI with property management data can save time and make everyday tasks easier.

Do I need to be technical to build apps on COHO?

No. Landlords and agents at the launch built working apps on the day, including people who had never opened an AI app until a few weeks before. The Atrium Development Kit gives your AI a secure, stable base to build on, so COHO handles the heavy lifting and you add the part that’s yours.

How does COHO Atrium work with the rest of COHO?

Atrium sits on top of everything COHO already does, including tenancies, maintenance and compliance. COHO keeps those essentials running, including the changes for the Renters’ Rights Act, and Atrium lets you build what makes your business different.

We believe great property management software needs to get the essentials right first. That’s why we take care of the core functions that businesses rely on every day, including tenancies, maintenance and compliance.

Atrium builds on those foundations, giving our customers the flexibility to create additional tools and workflows around the way they operate.

This is particularly important as the property sector continues to change. With new requirements emerging under the Renters’ Rights Act, we’re committed to keeping our platform up to date and making the necessary changes for our customers.

As our founder and CEO, Vann Vogstad, explains:

“We look after the things that have to be right every time, while landlords and agents can build the things that make their business different. The point of Atrium is to give them both in one place.”

How much does COHO Atrium cost?

Atrium is available to every COHO customer. Connecting your AI is free within a monthly usage allowance, and paid apps and private app hosting are optional extras.

Our existing COHO pricing plans remain the starting point, with additional Atrium options available depending on how you choose to use the platform.

How do I get started with COHO Atrium?

Sign in to COHO and connect your AI tool through the AI Connector. From there, ask it about your portfolio, switch on an app from the App Store, or start building your own.
