Finding the right shared home isn’t just about location or price. Increasingly, availability is becoming another major factor shaping tenant decisions, with our new analysis suggesting that many renters are having to plan their moves weeks or even months in advance.

Recent research analysing more than 13,000 shared living listings across Britain demonstrates how quickly rooms are being taken, and how waiting times can vary significantly depending on where tenants are searching.

Limited Immediate Availability

Across Britain, just under six in ten shared living rooms (58.6%) are currently listed as available for immediate move-in. While this suggests that many tenants can still secure accommodation relatively quickly, a sizeable proportion of listings require longer planning.

Around 27% of advertised rooms are not available for between one and three months, while approximately 10% have availability dates more than three months away. Together, these figures indicate that shared living demand remains strong in many areas, often requiring tenants to begin their property search well ahead of their intended move date.

Regional Differences in Waiting Times

Availability varies widely between cities, Brighton stands out as one of the most competitive shared living markets. Only 11% of listings in the city are available for immediate occupancy, and fewer than one-third become available within a month. Nottingham also presents challenges for renters needing quick accommodation, with just 28.1% of listings ready for immediate move-in. Other cities, including Newcastle and Bristol, also show relatively limited short-term availability, with immediate occupancy accounting for 46.7% and 49.6% of listings respectively.

In contrast, some locations offer far greater flexibility. Birmingham currently has the highest proportion of rooms available straight away, at 85.7%, followed by Sheffield (74.5%) and Glasgow (72.2%). These markets may offer more options for tenants needing to relocate at short notice.

Planning Ahead in a Competitive Market

The variation in availability highlights how the shared living market is continuing to evolve. In cities with high demand, rooms can be secured well before they become vacant, particularly in areas popular with students and young professionals.

For tenants relocating for work or lifestyle reasons, this often means beginning property searches earlier than might traditionally have been expected. At the same time, the growth of digital platforms has made it easier for renters to research potential homes and housemates before committing to a move, helping them balance speed with suitability.
