COHO assists property managers in all aspects of day-to-day property management from finding and onboarding tenants to ongoing communications and compliance. COHO empowers tenants to help each other find and settle into happy homes.
The day-to-day admin of managing rental properties, including shared living environments can often be quite time consuming. COHO provides a platform to simplify self-management, compatibility and compliance.
COHO has really simple pricing of £2.50 (plus VAT) per unit. In an HMO a unit is a bedroom in the house, but for a single let it is the entire house. Some services may have additional charges (for example, a tenant reference), which will be clearly described within each service.
Yes. COHO provides a FastTrack service to help you get up and running as quickly as possible.
Yes. We decided to go for the hard bit first - HMOs, but you can use the platform to manage individually let properties.
An HMO allows you to add multiple rooms (units) and add information to the HMO Licence panel. A single let removes the HMO licence panel and allows you to add a tenancy. A block is very much the same as adding a HMO however, tenants cannot see each other's profiles and they cannot message each other.
Yes. We give you the capability to manage compliance for serviced accommodation units.
Yes. There is both the option to export invopices from COHO as CSV and also a two-way API integration.
No. COHO is property management software, and a place for tenants to find a home and manage their tenancies - not a property management company.
No, COHO does not supply any AST templates or guarantor agreements.

COHO has an integration with Advanced Rent for a full reference check on tenants and guarantors during the Onboarding process starting at £16.50 plus VAT. You can also do your own referencing via a third party or yourself and record this within a tenant onboarding.
Yes, you can invite property owners to join COHO and see an Owner Dashboard. Owners can see; the property they own, the number of rooms with tenants' full names and their tenancy dates, compliance documents that have been uploaded, maintenance issues (when you have chosen to share them) and settlement statements (if they have been produced in COHO and published to the owner).
Yes. COHO has its own built-in eSignatures that can be used during the onboarding workflow for both tenants and guarantors.
Yes. COHO has its own sophisticated, built-in Message Centre where you can communicate with your tenants across all matters including maintenance, viewing, onboarding and general communications.
No. All system generated SMS messages are provided free of charge, for viewings, onboardings, maintenance and inviting tenants. COHO does however allow you to purchase SMS credits to send out broadcast messages to your tenants individually, in groups by property or for you whole account.
Yes. COHO provides both a widget that you can embed in your own website and also a link that you can use to a web page listing all of your available rooms in our tenant marketplace.
Yes. If you are an agent with your own Rightmove account you can list all of your available rooms for your branches on Rightmove directly from COHO.
